- Identify important features you need your new home to have.
Closing Costs to Expect:
- Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
- Third-party fees include charges for insurance, title search, and other inspections such as termites.
- Government fees include deed recording and state & local mortgage taxes.
- Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
- Ask your Direct Lender for an estimated HUD 1 that will give you an idea of what your closing costs will be.
Hire an Independent Home Inspector for Final Walkthrough.
You normally have 17 days to inspect a home after your offer has been accepted. A Licensed and Bonded Home Inspector will thoroughly inspect all major components of your home to give you the information you need to make an informed buying decision. We recommend Mark Gilbert at American Home Inspections. He will do an extremely thorough job for you.
